Overview

Rosalie

“Rosalie Plains” has been owned by the well known Reynolds family since 1965. The property is located approximately 27km north of Oakey fronting the eastern side of the main road from Oakey to Cooyar.

“Rosalie Plains” is predominately first class shaded black soil downs country with a rich scrub soil influence on the northern slopes; lighter quick responding country along the north east boundary. The property is fully developed and contoured where required.

A relatively new irrigation scheme is a feature of the property. It comprises an overland flow catchment dam of approximately 1,800 ML irrigating 300 acres of prime black soil flats. The scheme is fully developed with all necessary supply channels, head ditches and tail drains.

This storage dam is able to be completely filled by gravity from overland flow diverted from the Back and Spring Creek water course, when it overflows it's banks. This catchment is significant and runs back for nearly 20 km into the hills to the east.

All harvested water is free of fees or charges to the user.

“Rosalie Plains” has a colourful history. Over the last 75 years the property has been synonymous with stud breeding. It was, until quite recently, the home of the well known Moorlands Hereford Stud and is currently the home base of the very successful “IBR Red Angus Stud”.

The quality of the country has always underpinned high stocking rates for intensive stud breeding. Rosalie Plains' highest and best use is still arguably most suited to this type of operation supported by the irrigation scheme for fodder production.

The property is easy to run and fenced into 37 main paddocks and 3 smaller holding paddocks around the homestead complex.

“Rosalie Plains” features a large, lowset comfortable homestead set in very attractive lawns and gardens. A circular driveway sets off the whole homestead complex. There is also a tennis court and above ground swimming pool.

“Rosalie Plains” is also well established as a popular farm stay venue and has a consistent steady flow of both international and local guests all year round. This has proved to be a significant part of the business producing a reliable high cash flow. The second residence on the property is totally dedicated to the Farm Stay guests.

The homestead complex also features a significant number of hay, machinery sheds, stables and other storage sheds.

Stock water is also a feature of the property. Over the last several years a whole new water supply scheme has been established.

The scheme comprises:

The main bore which is equipped with a Kubota Diesel and Mono pump with automatic Murphy switch supplying approximately 10,000 L/hr from only 75 ft. This delivers water to 2 5,000 gallon concrete tanks on a nearby hill. Water is then reticulated through a system of tanks and troughs through all 37 paddocks. This is a well set up modern trouble free system with plenty of safe capacity to water large numbers of stock. There are several bores scattered across the property that are now surplus to requirements. One of these has a known supply of up to 5,000 gph. There are also two other fully operational bores with mains powered submersibles connected into the system guaranteeing safety of water.

By all accounts “Rosalie Plains” is an outstanding stud, irrigation and grain property located in the dress circular of south east Queensland. The property is located only 2 hours drive to Brisbane or the Sunshine coast.

“Rosalie Plains” is priced to sell at $6.5 million bare of stock and plant. The Reynolds Family will meet the market and consider all reasonable offers.
